The below tables are for individual clients. If the client is a company, then, all figures quoted in the tables below as the TOTAL FEE will be increased by £400 plus VAT, totalling £480.

The figures quoted in the above tables assume a straightforward transaction without any unforeseen complexity or issues. If the matter becomes complex, then, there will be additional fees, examples of which include but are not limited to:

  • Where your mortgage lender instructs its own firm of solicitors
  • Where we need to deal with your surveyors, valuers etc.
  • Where your lease includes the purchase of a share of freehold
  • Where a lease of extension is involved
  • Where freeholder consent for any reason may be required
  • Where there are defects in title which need to be rectified
  • If leasehold, that it is the transfer of an existing lease and not the grant of a new lease
  • Shared ownership transactions
  • Missing or absentee landlords
  • Compulsory purchase
  • Where a transaction is required to be expedited
  • Contract races
  • Lock out/exclusivity agreements

Obviously, all cases are different, and we will try our best to inform you as soon as we become of any feature that have an impact on the quoted fee.

Disbursements:

Disbursements are cost and expenses, related to your matter that are payable to third parties, such as Land Registry fees. W handle the payment of the disbursements on your behalf to ensure a smoother process.

The following outlines the usual disbursements:

  • Search fees: range between £250 plus VAT to £500 plus VAT depending on the type and volume of searches required
  • Stamp Duty Land Tax: this depends upon a variety of factors. A calculation is available through the HMRC website (Note: Stamp Duty Land Tax is not applicable where your matter is a mortgage of a property you already own). There is no VAT on Stamp Duty Land Tax
  • Land Registry Fee: current fees are available through the Land Registry website
  • Managing Agent/Landlord’s Leasehold Pack – this can only be ascertained on receipt of documents, but the average charge is approximately between £300 plus VAT to £600 plus VAT depending on the Management Agent or Freeholder
  • Notice and compliance fees on leasehold purchases – These can be ascertained during the transaction, but the average charge is between £200 plus VAT to £400 plus VAT

However, each transaction is unique and there may be some services which are not included in the fees quote above. Where possible, we will try to establish this at the outset of the transaction, or we will let you know as soon as becoming aware of any services which you may need, and which are not included in our costs.
