Please note that the fees set out in the tables below apply to individual clients.
Where the client is a company, an additional £500 + VAT (£600 total) will be added to the TOTAL FEE to reflect the enhanced due diligence and additional work required.

This covers reviewing and, where appropriate, commenting on or aligning the agreed heads of terms with the legal documentation for the transaction.

Additional Fees for Complex Matters

The figures quoted in the tables above are based on a standard, straightforward transaction. If your matter involves additional complexity, unusual features, or unforeseen issues, further fees may apply. Examples of situations that may give rise to additional fees include, but are not limited to:

  • Where the mortgage lender instructs its own firm of solicitors
  • Where we are required to liaise with surveyors, valuers, managing agents, or other third parties
  • Where the lease includes the purchase of a share of freehold
  • Where a lease extension (statutory or voluntary) is involved
  • Where freeholder or management company consent is required for any reason
  • Where there are defects in title that must be investigated and rectified
  • Where the transaction involves the grant of a new lease rather than the assignment of an existing one
  • Shared ownership transactions
  • Missing or absentee landlords requiring additional steps
  • Compulsory purchase issues
  • Transactions requiring expedited or urgent completion
  • Contract races or overlapping offers
  • Lock-out or exclusivity agreements

Every transaction is different, and unforeseen matters can arise. We will always notify you as soon as we become aware of any issue that may affect the estimated fee and will discuss this with you before incurring any additional cost.

Disbursements

Disbursements are fees and expenses payable to third parties in connection with your transaction. These are separate from our legal fees. We manage all such payments on your behalf to ensure a smooth process, and we will always provide a breakdown of applicable disbursements once they are known.

Typical disbursements may include:

  1. Search Fees

Search fees vary depending on the type and number of searches required and the local authority involved. They typically range from £400 + VAT to £700 + VAT.

  1. Stamp Duty Land Tax (SDLT)

SDLT is calculated based on the purchase price and your individual circumstances.

The official SDLT calculator is available on the HMRC website.

SDLT is not applicable on re-mortgages where no transfer of equity takes place.
SDLT is not subject to VAT.

  1. HM Land Registry Fees

These depend on the value of the property and whether the application is submitted electronically or by post. Current fees are published by the Land Registry.

  1. Leasehold Pack / Management Information Pack

If leasehold, the managing agent or freeholder will usually charge a fee for providing the management information pack. This fee commonly ranges between £300 + VAT and £700 + VAT, but varies according to the freeholder/agent.

  1. Notice Fees and Compliance Fees

Leasehold purchases and freehold purchases with management companies’ involvement require notice of transfer and/or notice of charge to be served on the landlord or management company. These fees are set by the landlord/agent and typically range from £200 + VAT to £400 + VAT (each).

All disbursements will be confirmed as soon as the relevant third-party information becomes available.

Services Not Included

We aim to provide a comprehensive service within the scope of the quoted fees. However, each transaction is unique, and certain services fall outside the standard scope. These may include, for example, dealing with disputes, attending physical meetings, preparing bespoke deeds not listed in our fee schedule, or resolving issues not reasonably foreseeable at the outset.

Where additional work becomes necessary, we will:

  1. Inform you promptly
  2. Explain why the additional work is required
  3. Provide a clear estimate of the further costs involved
  4. Seek your approval before undertaking the work
